17th Annual Student Management Competition Preliminary Problem Statement for

Residential Division Fall 2009

This project will consist of 78 acres of undeveloped land in Anytown, USA.  The 78 acres of land includes 5 acres of green space or common area leaving the builder 73 acres that can be developed and improved.  The land will be purchased for $52,600.00 per acre.  Sewer and water are immediately adjacent to this parcel of land and easily accessible.  The parcel of land is directly adjacent to a main arterial street with interstate access within a 10 minute drive.  Employment centers are within a 10 minute drive for the closest center and up to 30 minutes for access to nearly all other common types of employment.  Major shopping and retail centers are within 15 minute’s drive from the project.  Elementary school, middle school and high schools are within close range as well as a State University within 20 minutes.

 

The builder plans the following:

§  Single family homes for first time buyers and first time move up buyers

§  7 floor plans that range from 1,038 square feet to 1,314 square feet (excluding basement)

§  Basements are standard in all homes

§  The base price ranges from $75.00 to $80.00 per square foot without lot costs

§  The proposed lot size is 52’ x 110’

§  The target density is 3.82 units per acre

§  All homes are specified with base grade materials with the expectation that buyers will choose between 10 and 14 percent of the purchase price for optional upgrades

§  Building permit fees will be approximately $2,500.00 per home

The expectation is that the entire site will balance between cuts and fills during the development phase and will not require additional haul-in or out of earth.

 

All homes will be built current building code with quality materials but not premium grade to allow buyers choose the level of upgrade options that will allow them to personalize their home to the level that will allow them to remain within their individual price range.

 

The builder must provide a feasibility study or proforma to the lending institution to secure the funding necessary to purchase and develop the land as well as the financing necessary to build and sell the homes.
